For some families, Pinetree Hill enters the shortlist for one very specific reason: the developers state that the project is within 1km of both Henry Park Primary School and Pei Tong Primary School.
That is useful. But I think buyers need to separate two different ideas: living within 1km can improve priority when balloting applies, but it does not guarantee a school place.
Why the 1km category matters
MOE's Primary 1 registration framework uses home-school distance as one of the priority factors when balloting is required. The current process groups applicants by distance categories such as within 1km, between 1km and 2km, and beyond 2km, together with the relevant citizenship and phase rules.
So being genuinely within 1km can matter for a family targeting a particular school. It is not just a marketing line.
MOE has announced changes from the 2027 registration exercise. Henry Park and Pei Tong are not on the initial list of 12 schools using the Phase 2C Two-Track Scheme. Check the rules for your child's registration year and the exact home address before committing.
But do not buy a property on a guarantee that does not exist
Vacancies, applicant numbers and balloting conditions vary from year to year and by registration phase.
I would therefore never tell a parent that buying at Pinetree Hill guarantees Henry Park or Pei Tong admission. It does not.
The correct way to view the property advantage is that the address may place the child in a more favourable home-school distance category if balloting occurs, subject to MOE's rules at the time.
The two-school option is what I find interesting
What makes Pinetree Hill more useful for some families is that the location is not dependent on one school story. The developer materials identify both Henry Park and Pei Tong within 1km.
That gives parents two nearby primary-school options to research rather than buying solely around a single school boundary.
I would still look at each school's historical registration demand, the child's needs and the family's practical daily routine before deciding.
Two more schools within 2km under the new Phase 2C scheme
The OneMap School Query result of 17 October 2026 places Methodist Girls’ School (Primary) and Pei Hwa Presbyterian Primary School in the 1–2km band from Pinetree Hill. Both are on MOE’s initial list for the Phase 2C Two-Track Scheme, starting with the 2027 registration exercise for children entering P1 in 2028. Phase 2C places at these schools are split equally between applicants living within 2km and those beyond 2km. There is no home-school distance priority within either track: living within 1km does not receive extra distance priority over living 1–2km away within that track. Citizenship priority and balloting still apply. Check the exact registered address, the child’s eligibility and the rules for the relevant year; proximity does not guarantee a place.
Do not forget the property itself
I have seen buyers become so focused on a school radius that they compromise too much on the home.
At this level of purchase price, the property still needs to work after Primary 1 registration is over. Layout, commute, holding power, future buyer demand and exit strategy remain important.
For the 700 sq ft two-bedroom I am marketing, the school angle strengthens the case for a small family, but I would still ask whether 700 sq ft is enough for the family's expected length of stay.
I would compare the actual homes around the school search, including larger older resale layouts if the household needs more room. Each alternative’s exact registered address needs its own school-distance check; I would not assume that a neighbouring project has the same distance bands.
My view
I treat the 1km school position as a genuine demand driver, not a guarantee and not a reason to ignore price.
For families already considering Pinetree Hill, being within 1km of two primary schools can be an additional reason to choose the development. For buyers with no school requirement, I would not pay an unlimited premium for it.
The right approach is to value the school proximity as one part of the property decision — not the entire property decision.
