Pinetree Hill 700 Sq Ft 2-Bedroom: What the Compact Layout Gets Right - and the Trade-Offs

I think the 700 sq ft Type 2B works because it has a clear purpose. It is not trying to be the biggest two-bedroom in Pinetree Hill. It is the lower-quantum route into a genuine two-bedroom. The mistake would be buying it because it is cheaper and then discovering you really needed the study or extra storage of a larger layout. If the space works for your household, then the combination of high floor, pool-and-greenery outlook and a S$1.69 million asking price becomes much more meaningful.

Part of: Pinetree Hill 700 Sq Ft 2-Bedroom at S$1.69m: How I Would Assess the Asking Price

Who it suits

  • Couples who want a second bedroom rather than a 1+study.
  • Small families who prioritise location and school proximity over maximum internal area.
  • Buyers who want to remain around the S$1.7m range rather than stretch toward larger D21 two-bedroom units.
  • Investors or future landlords who prefer a genuine two-bedroom configuration but still want a manageable quantum.

Who should look larger

  • Households that need a dedicated study in addition to two bedrooms.
  • Buyers who entertain frequently or need substantial kitchen/storage space.
  • Families intending to stay long enough that the second bedroom will need to accommodate an older child permanently.
  • Buyers whose budget comfortably reaches the larger premium layouts and who value the additional area more than the lower entry price.

Evidence

What the data shows

The home discussed is a high-floor two-bedroom of 700 sq ft (the developer's Type 2B) with an asking price of S$1,690,000 on 17 October 2026, about S$2,414 psf. An asking price is not a transaction.

Pinetree Hill has 520 homes on a 99-year lease at 30, 32 and 36 Pine Grove, in District 21 (UOL Group and Singapore Land). The developers state that it is within 1 km of Henry Park Primary School and Pei Tong Primary School.

URA's records, read on 17 October 2026: at Cavendish Park (99-year lease from 1991), a 926 sq ft resale at S$1,630,000 in February 2026; at Astor Green (99-year lease from 1991), a 1,066 sq ft resale at S$1,600,000 in July 2026.

Pinetree Hill has obtained its Temporary Occupation Permit (TOP). Key collection and vacant possession of the individual home should still be checked separately.

Analysis · opinion

James's interpretation

I generally prefer to discuss a floor plan in terms of how someone will actually live in it, rather than whether it looks efficient on a brochure.

Pinetree Hill's 700 sq ft Type 2B is a good example. It is the development's compact true two-bedroom format. For the right buyer, that is a strength. For another household, the larger 764-797 sq ft alternatives may be worth paying for.

Why 700 sq ft can work

The layout gives you two proper bedrooms without pushing the purchase into the larger two-bedroom premium or study category. That keeps the overall quantum lower.

The unit I am marketing also uses a dumbbell arrangement, with the bedrooms separated by the living space, and a separate galley kitchen.

For a couple, a small family or someone who wants a genuine second bedroom for guests or work, that can be a very efficient use of 700 sq ft.

Where I would be realistic

A compact two-bedroom is still compact. If you cook heavily, need extensive storage, want a proper study and expect two children to grow into the home, I would not choose it merely to save on entry price.

This is why I dislike calling every efficient layout “spacious”. It is better to be precise. The layout uses its area sensibly, but it does not create square footage that is not there.

Buyers should physically map their dining table, sofa, storage and work-from-home requirements before deciding.

A larger older resale is a real alternative. The 926 sq ft Cavendish Park sale at S$1.63 million in February 2026 and the 1,066 sq ft Astor Green sale at S$1.60 million in July 2026 show why I would not present 700 sq ft as the only practical choice around this budget. These are recorded sales, not current asking prices. If my household needs more dining, storage or work space, I would inspect larger resale layouts before choosing this home. The trade-off is the actual condition, remaining lease and total ownership cost, rather than space alone.

This is the choice I would make consciously: more space in an older leasehold development, or a smaller, newer home with substantially more lease remaining. For a household comfortable with 700 sq ft, Pinetree Hill can offer a way to stay in this neighbourhood without taking on the total outlay of a larger freehold home such as The Marbella.

The high-floor outlook changes the living experience

With smaller homes, the external outlook can matter more because the living and balcony areas form a larger part of the overall experience.

This particular home is on a high floor and looks toward the pool and greenery. It is north-facing and avoids direct afternoon sun. For me, those are meaningful attributes because they improve the day-to-day experience without changing the floor area on paper.

Who I think this format suits

  • Couples who want a second bedroom rather than a 1+study.
  • Small families who prioritise location and school proximity over maximum internal area.
  • Buyers who want to remain around the S$1.7m range rather than stretch toward larger D21 two-bedroom units.
  • Investors or future landlords who prefer a genuine two-bedroom configuration but still want a manageable quantum.

Who should probably look at the larger formats

  • Households that need a dedicated study in addition to two bedrooms.
  • Buyers who entertain frequently or need substantial kitchen/storage space.
  • Families intending to stay long enough that the second bedroom will need to accommodate an older child permanently.
  • Buyers whose budget comfortably reaches the larger premium layouts and who value the additional area more than the lower entry price.

My view

I think the 700 sq ft Type 2B works because it has a clear purpose. It is not trying to be the biggest two-bedroom in Pinetree Hill. It is the lower-quantum route into a genuine two-bedroom.

The mistake would be buying it because it is cheaper and then discovering you really needed the study or extra storage of a larger layout.

If the space works for your household, then the combination of high floor, pool-and-greenery outlook and a S$1.69 million asking price becomes much more meaningful.

Limitations

This is my analysis of a home I am marketing. It is not a formal valuation, an offer or a guarantee of future price, rent or resale demand.

The nearby resales are chosen examples from URA's records, not homes currently for sale or a full market range. Their condition, remaining lease and floor-area definitions differ from Pinetree Hill's.

The asking price may change.

Methodology

This is my own analysis. Figures come from URA's records (read through this site's Property Research on 17 October 2026) and the developers' pages; per-square-foot figures are worked out from URA's floor areas in square metres.

Case study

The Blossomvale: selling a low-floor unit facing the main road

3-bedroom condominium with private lift, 1,572 sq ft, District 21

  1. Step 1: Challenge

The unit is on a low floor and faces the main road, which brings a lot of noise and dust.

  2. Step 2: Strategy

I positioned the unit on what it offers: 1,572 sq ft, a private lift and a 999-year lease, for buyers who put space and tenure ahead of the facing.

  3. Step 3: Result

The unit was sold above seller’s price expectations.
