I positioned the unit on what it offers: 1,572 sq ft, a private lift and a 999-year lease, for buyers who put space and tenure ahead of the facing. I used recent nearby transactions to anchor expectations.

The unit was sold above seller’s price expectations.

Why I think it worked
Buyers who needed the space and valued the tenure could weigh the road against what they were getting. The campaign did not try to argue the road away.
