My assessment
The issue I saw was the choice of buyer, not the unit. A buyer who wanted to live there could not move in while the tenancy ran, and would weigh the road and the refuse point heavily. An investor would look first at the rent, the price and the tenancy already in place. My view was that this unit should be offered as an investment.
The strategy
I positioned the unit as an investment with a gross rental yield of 3.55%, and aimed it at investors.
The result
The unit was sold to an investor, above the seller's expectation.
