Quick answer
The development at Chencharu Close sits just west of Khatib MRT on the North-South Line. The station's nearest exit is about 320 m in a straight line from the site's nearest corner, with a neighbourhood park, HomeTeamNS Khatib and Yishun Stadium close by and Northpoint City one stop up the line. HDB's plan puts a bus interchange, hawker centre and shops in the same development. Prices, layouts and a launch date haven't been announced.
The options at a glance
Option 1
Picture an ordinary weekday
Start from Khatib MRT: the commute, the school run, dinner, the weekend.
Option 2
What's open now
The station, the park, HomeTeamNS, the stadium and Khatib Central are all in use today.
Option 3
What's still to come
The hawker centre and interchange come with the development; the wider estate grows to 2040.
Key takeaways
- Khatib MRT (NS14) is close: its nearest exit is about 320 m in a straight line from the site's nearest corner. Gamuda's page says five minutes to the station; the actual route depends on where the entrances go.
- Everyday needs are already around it: a neighbourhood park between the site and the station, HomeTeamNS Khatib, Yishun Stadium and Sport Hall, Khatib Central's shops and food, and Lower Seletar Reservoir Park.
- The development itself is planned with a bus interchange, a hawker centre and shops (HDB), with about 875 homes.
- Peiying Primary is right next to the site (about 210 m from its middle) and Naval Base Secondary about 440 m away, in straight lines. Primary 1 distances are measured from each home's own address.

Distances are straight lines worked out from OneMap's positions: to Khatib MRT's nearest exit (Exit B) from the site's nearest corner, which is also the nearest point of its boundary, and to everything else from the middle of the site; a place's distance is to its OneMap point, not its edge or entrance. They are not walking routes, and for Primary 1 registration the distance is measured from a home's own address: check OneMap's school query once the addresses are known.
This guide is for
- Households whose work or family is along the North-South Line, from Woodlands to the city
- HDB owners in Yishun, Sembawang and Woodlands looking for a new private home in the north
It is not for
- Buyers who need to move in soon: the development hasn't launched, and a news report of Gamuda's stock-exchange filing expects completion within 84 months (seven years) of the tender's acceptance in September 2025
- Anyone looking for an executive condominium: this is a private development, with private-property rules
What you need to decide
- Where everyone in the household works, studies and travels each week
- Which trips you'd make on foot, by bus and by car
- The home size you need, and a comfortable total budget
- If you own a home: what it could sell for, and when you'd sell
Step by step
- 1
Start with Khatib MRT
How close is the train?
Khatib MRT is on the North-South Line, so it runs south through Yio Chu Kang and Ang Mo Kio towards Bishan and the city, and north to Yishun and Woodlands. The station's nearest exit is about 320 m in a straight line from the site's nearest corner, across the neighbourhood park; from the middle of the site it's about 440 m to that exit.
Gamuda's page for the site says five minutes to Khatib MRT. It doesn't say on foot or from where, and no route plan has been released, so whether the walk is covered, and how long it takes, depends on where the entrances end up. Walk it yourself at the hour you'd actually leave for work.

Food, shops and errands
What's there today, and what's planned within the development
Khatib Central, across Yishun Avenue 2 from the station, is the existing neighbourhood centre for shops, food and services. One stop north, Yishun MRT brings you to Northpoint City and the Yishun bus interchange; Khoo Teck Puat Hospital is beside Yishun Central.
Within the development itself, HDB's plan is a bus interchange, a hawker centre and shops; Gamuda's page gives up to 12,600 sq m of commercial space. Which shops open there, and when, hasn't been announced, so treat the tenants as unknown until the developer says more.

Sport, parks and the weekend
Where the family would spend time outside
HomeTeamNS Khatib is about 300 m from the middle of the site, with a four-storey indoor adventure hub, Adventure HQ, and a pool; it opened to NSmen and the public from 2020, and some facilities are for members. Yishun Stadium and Yishun Sport Hall are just south, on Yishun Avenue 1, run by ActiveSG and bookable.
For greenery, the neighbourhood park lies between the site and the station, and Lower Seletar Reservoir Park, with water-sports courses (kayaks and dragon boats) and a fishing jetty, is under a kilometre to the south. The Ground-Up Initiative, a community farm and workshop, now gives its address as 11 Chencharu Close.

Schools nearby
Close by, with the usual caveat
Peiying Primary is right next to the site, about 210 m from its middle, and Naval Base Secondary is about 440 m away. Naval Base Primary, Jiemin Primary and Northland Primary are 1.1 to 1.4 km away. These are straight lines from the middle of the site. For Primary 1 registration the distance is measured from each home's own address, so check OneMap's school query once the addresses are out.

Test it on the ground
Before the preview, not on the day
Take the journey you'd make most often at the time you'd make it: to the station, to the bus, to the grandparents. Look at the food and shops at Khatib Central and the park in the evening. Then match what you find to the home size and budget you've set; that turns the preview into a choice of unit rather than a first look at the area.

What to check in an integrated development before you choose a unit: choosing a home in an integrated development. The project facts are kept on the Chencharu Central page on propertyelitesclique.com.
Common mistakes
- Taking a straight line, or a developer's 'minutes to the MRT', as the walk you'll actually make.
- Counting on particular shops in the development before any tenant has been announced.
- Treating a straight-line distance as the distance used for Primary 1 registration.
Analysis · opinion
James's practical view
What I like about this address is that everyday life can start at the doorstep: the station across the park, a hawker centre and bus interchange planned in the same development, and sport and greenery around it. For a family whose week runs along the North-South Line, that is a real convenience.
My advice is to walk it before you decide: from the site to Khatib MRT at the hour you'd leave for work, and around Khatib Central in the evening. Then we can talk about the unit and the budget with the location settled.
Questions to ask your bank, lawyer or agent
- 1.The developer's sales team: where will the entrances be, and how does the route to Khatib MRT run?
- 2.My bank: how much will it lend me in principle for a private home?
- 3.James: how does Khatib fit my family's week, and which home size should I be looking at?
