Lentor Hills: what's open, being built and planned around Lentor Signature

Lentor Hills has gone from empty land to a cluster of new condominiums around one station in five years. Here's what's finished, what's still being built, what the agencies have planned, and what isn't known yet. Lentor Signature is the working name in the developer's material for agents; GuocoLand's public releases call it the Lentor Central site.

Quick answer

Lentor Hills is a new private estate around Lentor MRT: since 2021 URA has sold eight residential sites there, Lentor Central (for Lentor Signature) the latest in March 2026. Lentor Modern and its mall are open; the other condominiums are completing in stages. The Ministry has said the estate gets new retail, F&B and a neighbourhood park, and Master Plan 2025 zones strips of land between the sites as Park. LTA expects the North-South Corridor to open in phases from 2029.

The options at a glance

Option 1

Open now

Lentor MRT, Lentor Modern and its mall, the nature parks around the estate.

Option 2

Being built

Four more condominiums completing in stages, then Lentor Signature.

Option 3

Planned

A neighbourhood park, more retail and F&B, and the North-South Corridor.

Key takeaways

  • Eight URA residential sites have been sold at Lentor since 2021; Lentor Signature's, awarded on 6 March 2026, is the latest.
  • Lentor Modern and its mall are open, and Hillock Green and Lentor Mansion are completed; four more are being built, so expect building works around the estate for some years.
  • The Ministry of National Development has said Lentor Hills will have new retail, F&B and a neighbourhood park; Master Plan 2025 zones land between the sites as Park. GuocoLand calls them the future Hillock Park and Linear Park; no agency has given names or opening dates.
  • For drivers, LTA expects the North-South Corridor's viaduct to Lentor Avenue to open in phases from 2029, and the tunnel south from Lentor Avenue from 2031.

This guide is for

  • Buyers who like a new estate taking shape around a station that's already open
  • Families who can live with building works nearby for a few years

It is not for

  • Buyers who want a finished, settled street from day one
  • Anyone who wants an older estate's mix of HDB, hawker centres and shops on the doorstep

What you need to decide

  • Which plans you'd actually use: the park, the mall, the new road
  • How long you'd live there, compared with how long the estate takes to finish
  • Whether building works nearby would bother your household

Step by step

  1. 1

A new estate around one station

    How Lentor Hills came about

From 2021, URA sold the land around Lentor MRT site by site: Lentor Modern's in 2021, three more in 2022, two in 2023, Lentor Gardens Residences' in 2025, and Lentor Central, for Lentor Signature, on 6 March 2026. Together they make a private estate of medium- and high-rise condominiums, which the Ministry of National Development calls Lentor Hills Estate.

That's why it feels new: the homes, the mall and the park are arriving within a few years of each other, around a station that opened in 2021.

  2. 2

    What's open now

    Use it today

Lentor MRT on the Thomson-East Coast Line has been open since August 2021. Lentor Modern, the estate's development with a mall, was completed in 3Q 2025 and its mall opened in January 2026, with Cold Storage Fresh and Mulberry Learning pre-school as anchor tenants. Thomson Nature Park and the Springleaf Park Connector are open, as are the schools around Ang Mo Kio Avenue 6 and Yio Chu Kang Road.

  3. 3

    Parks planned in the estate

What's zoned, and what's only a name so far

The Ministry of National Development said in November 2023 that Lentor Hills will have new retail, F&B and a neighbourhood park. URA's Master Plan 2025 zones strips of land running between and around the sale sites as Park; they're drawn in green on the map. GuocoLand's July 2026 release says Lentor Signature will be surrounded by the future Hillock Park and Linear Park.

No agency has published a design, a name or an opening date for those parks in the sources reviewed. Treat the zoning as what the land is set aside for, not as a finished park you can count on by a date.

Close-up map of Lentor Hills. The gold Lentor Central site sits at the top of the estate, north-west of Lentor Modern. Lentor MRT's Exit 1 is at Lentor Modern's corner, about 250 metres in a straight line from the site's nearest edge. The other Lentor sale sites, Lentor Central Residences, Hillock Green, Lentor Gardens Residences, Lentor Hills Residences, Lentor Mansion and Lentoria, fill the land to the south, with strips of land zoned Park in Master Plan 2025 running between them.

  4. 4

    Roads and the North-South Corridor

    What changes for drivers

LTA's North-South Corridor runs past the estate. LTA expects the viaduct from Admiralty Road West to Lentor Avenue to open in phases from 2029, and the tunnel from Lentor Avenue to the East Coast Parkway in phases from 2031, with continuous bus lanes and a cycling trunk route. The Ministry also says traffic studies and road works for Lentor Hills were done upfront.

Check how the works and the finished roads affect the routes you'd use; LTA's page is updated as phases open.

  5. 5

    What isn't known yet

Leave these out of your decision for now

GuocoLand hasn't released Lentor Signature's prices, floor plans, site plan or a completion date; only the three towers, about 553 homes and a launch target of the first half of 2027. On the Thomson-East Coast Line, Mount Pleasant station opens later with the homes around it, on LTA's timing. Anything beyond that, including how the estate's prices move, is a view, not a plan.

Daily life around the site today: living near Lentor MRT. How the launches compare on land and launch prices: Lentor Signature against nearby launches.

Common mistakes

  • Counting on a named park opening by a certain year when only the zoning and the developer's description exist.
  • Assuming every Lentor development has its own shops: Lentor Modern's mall is the estate's main one.
  • Forgetting that the estate will have construction around it for a few years after you book.

Analysis · opinion

James's practical view

Lentor is one of the few places where you can watch an estate being finished in front of you. The station and the mall are already working, and every year from now another development completes and more neighbours move in. If you buy here, you're buying early in that story, with the trade-off that you'll live with some building works for a while.

I'd plan around what is open and confirmed, and treat the parks and the new road as a bonus when they come. That way nothing in your decision depends on a date nobody has promised.

Questions to ask your bank, lawyer or agent

  1. 1.The developer: what lies along the site's boundaries, and which side faces the land zoned Park?
  2. 2.LTA's page: which phase of the North-South Corridor affects the roads I use?
  3. 3.James: how does buying early in a new estate change what I should look for in a unit?
