Lentor Signature: what daily life around Lentor MRT looks like
GuocoLand's next Lentor condominium sits beside Lentor Modern, a short way from the station, with the mall, nature parks and schools around it. Here's what's there today, how far things are, and what to check on the ground before the preview. Lentor Signature is the working name in the developer's material for agents; GuocoLand's public releases call it the Lentor Central site.

Quick answer
The Lentor Central site is next to Lentor Modern, whose mall (Cold Storage Fresh, about 90,000 sq ft) has opened; GuocoLand says it links to Lentor MRT on the Thomson-East Coast Line. The station's nearest exit is about 250 m in a straight line from the site's nearest edge. Thomson Nature Park is about 1.3 km away and the Springleaf Park Connector runs from Lentor Avenue. Launch is targeted for the first half of 2027; prices and layouts aren't out.

Distances are straight lines worked out from OneMap's positions: to Lentor MRT's nearest exit (Exit 1) from the site's nearest edge and from its middle, and to everything else from the middle of the site; a place's distance is to its OneMap point, not its gate. They are not walking routes. For Primary 1 registration the distance is measured from a home's own address: check OneMap's school query once the addresses are known.
This guide is for
- Households whose work or school runs along the Thomson-East Coast Line, to Caldecott, Orchard or the city
- Families who want a supermarket, a pre-school and nature parks close by
- Owners in Ang Mo Kio, Yio Chu Kang, Thomson and Yishun looking for a new private home nearby
It is not for
- Buyers who need to move in soon: the launch is targeted for 1H 2027 and GuocoLand hasn't published a completion date
- Anyone wanting a low-rise development: GuocoLand plans three towers of 26 and 27 storeys
- Anyone looking for an executive condominium: this is a private development, with private-property rules
What you need to decide
- Where everyone in the household works, studies and travels each week
- Which trips you'd make on foot, by train and by car
- The home size you need, and a comfortable total budget
- If you own a home: what it could sell for, and when you'd sell
Step by step
- 1
Start with Lentor MRT
How close is the train?
Lentor MRT is on the Thomson-East Coast Line. Its Exit 1 sits at the corner of Lentor Modern, about 250 m in a straight line from the nearest edge of the Lentor Central site and about 350 m from the middle of it. Lentor Modern lies between the two; GuocoLand describes the new site as adjacent to it.
No site plan has been released, so where the entrances go, and how the walk to the station runs, isn't known yet. Walk it yourself from Lentor Central to the station at the hour you'd leave for work, and ask the developer for the route when the site plan is out.

Where the line takes you
Counting the stops
Going south from Lentor, the Thomson-East Coast Line reaches Caldecott in four stops, where you change to the Circle Line, Stevens in five for the Downtown Line (Mount Pleasant, between them, opens later with the homes around it), Orchard in eight and Marina Bay in fourteen. North, Springleaf is one stop and Woodlands further up.
Lentor station opened with the line's second stage on 28 August 2021. For the North-South Line, Yio Chu Kang MRT is about 1.5 km east of the site.

Groceries, food and errands
What's there today
Lentor Modern's mall opened in January 2026: about 90,000 sq ft, with Cold Storage Fresh and Mulberry Learning pre-school as anchor tenants, and GuocoLand says it connects directly to Lentor MRT. It's a short way from the site, so the weekly shop needn't involve a drive.
For a hawker centre and the wider choice of a town centre, the Ministry of National Development points to the existing hawker centres and eateries near Lentor; Ang Mo Kio and Thomson are a short drive or a few stops away. Check the ones you'd actually use before you decide.

Parks and the weekend
The reason many people look at Lentor
Thomson Nature Park, 50 hectares between Upper Thomson Road and Old Upper Thomson Road with the ruins of a former Hainanese village, is about 1.3 km from the middle of the site; NParks names Lentor as its nearest MRT station. The Springleaf Park Connector, 1.2 km long, runs between Lentor Avenue and Upper Thomson Road, and NParks lists Springleaf Nature Park nearby.
Lower Peirce Reservoir Park, with its boardwalk through mature forest, is about 2.1 km away; the Central Catchment's trails are beyond it. Within Lentor Hills itself, the Ministry has said a neighbourhood park is planned; the plans guide covers what's zoned for it.
- 5
Schools nearby
Close by, with the usual caveat
Anderson Primary is the nearest primary school: about 920 m from the site's nearest edge and about 1.0 km from its middle, in straight lines. CHIJ St. Nicholas Girls' and Mayflower Primary are about 1.5 to 1.7 km away; Presbyterian High and Yio Chu Kang Secondary about 1.3 to 1.4 km; Nanyang Polytechnic about 2 km.
For Primary 1 registration the distance is measured from each home's own address, so check OneMap's school query once the addresses are out, and check MOE's current rules for the year you'd register.

Test it on the ground
Before the preview, not on the day
Take the journey you'd make most often at the time you'd make it: to the station, to school, to your parents. Do a weekday shop at Lentor Modern and walk into Thomson Nature Park on a weekend morning. Then match what you find to the home size and budget you've set; that turns the preview into a choice of unit rather than a first look at the area.
What's planned for the rest of Lentor Hills: the Lentor Hills plans. How it sits against the launches around it: Lentor Signature against nearby launches. The project facts are kept on the Lentor Signature page on propertyelitesclique.com.
Common mistakes
- Taking a straight line as the walk you'll actually make, before the entrances and route are known.
- Assuming the new site shares Lentor Modern's link to the station: GuocoLand says Lentor Modern has it, and describes the new site only as adjacent.
- Treating a straight-line distance as the distance used for Primary 1 registration.
Analysis · opinion
James's practical view
What I like about Lentor is that daily life is already working: the train is there, the supermarket is open, and you have one of the nicest nature parks in Singapore on the other side of Upper Thomson Road. You're not buying a promise of amenities; you're buying into an estate that is filling in around them.
My advice is to come down before the preview: walk from Lentor Central to the station at the hour you'd leave for work, do a weekday shop at Lentor Modern, and spend a Saturday morning in Thomson Nature Park. If it suits your family's week, then we talk about the unit and the budget.
Questions to ask your bank, lawyer or agent
- 1.The developer's sales team: where will the entrances be, and how does the route to Lentor MRT run?
- 2.My bank: how much will it lend me in principle for a private home?
- 3.James: how does Lentor fit my family's week, and which home size should I be looking at?
