Does the new Marina Gardens Lane award give a buyer enough information to change a current purchase decision?

Not on its own yet. URA awarded the 6,007.4 sq m Marina Gardens Lane site to EL Development on 26 October 2026 for S$450.1 million, about S$1,243 per square foot of permitted floor area. That makes it a Marina South development worth watching, but its prices, layouts and launch date are still to come. If you need a home sooner, compare what you can buy in Marina South today.

Key takeaways

  • URA awarded the Marina Gardens Lane site to EL Development on 26 October 2026 for S$450.1 million.
  • The 99-year site is 6,007.4 sq m, with a maximum gross floor area of 33,642 sq m for homes with commercial use on the first storey.
  • The land rate is about S$1,243 per square foot of permitted floor area: a land cost, not the price of a home.
  • It is a separate, smaller site from the July 2023 award that Kingsford is developing as One Marina Gardens.
  • Prices, layouts and a launch date have not been announced, so add the site to your watchlist.

What the data shows

What is confirmed

URA awarded a Marina Gardens Lane site to EL Development on 26 October 2026 for S$450.1 million. The tender closed on 15 October, and the award followed on 26 October.

The 99-year site measures 6,007.4 square metres and allows a maximum gross floor area of 33,642 square metres, for residential development with commercial use on the first storey. URA states the land rate as S$13,379.11 per square metre of permitted floor area, which is about S$1,243 per square foot per plot ratio (psf ppr).

Which Marina Gardens Lane site is this?

It is a separate, smaller site from the one awarded to the Kingsford consortium in July 2023, which URA records at 12,245.1 square metres. Kingsford is developing that earlier site as One Marina Gardens. When you compare projects, keep the two apart: this award is EL Development's 6,007.4-square-metre site.

James's interpretation

How to read the land rate

The S$1,243 figure is what was paid for the land, per square foot of floor area the site may build. A home's price per square foot is measured on the home you buy, so the two numbers answer different questions. The award comes with no price list, layouts or launch date, so it can't yet tell you what a home there will cost.

If you need a home soon

Treat the new site as a future option and keep comparing the homes you can buy today. Start from your moving date. If you wait, count the rent and the cost of an extra move; if you buy now, judge the home on its layout, condition and total price.

Waiting makes sense when the new project would meet a need your current shortlist doesn't. Give yourself a clear reason to wait and a date to review the decision.

Already selling in Marina South

One Marina Gardens, on the earlier Marina Gardens Lane site, is a different development, and its prices are already released. See One Marina Gardens and ask about a viewing.

What to watch for next

The useful comparison comes once EL Development releases its project details: the unit mix and layouts, the asking prices, the payment terms and the expected completion. Then you can compare like-for-like homes instead of two unrelated psf figures. For now, add the site to your watchlist: a land award is not a buying deadline.

Limitations

A land rate is a cost per square foot of permitted floor area. It is not an estimate of what homes on the site will sell for, and EL Development has not yet announced the project's details.

Methodology

The figures come from URA's award release of 26 October 2026 and URA's award release of 11 July 2023, checked 27 October 2026.

Land rate: S$450,100,000 ÷ 33,642 sq m = S$13,379.11 per sq m of gross floor area; ÷ 10.7639 sq ft per sq m = S$1,242.96 psf ppr, shown as S$1,243.

psf ppr
Per square foot per plot ratio: the land price divided by the floor area the site is allowed to build.
