The unit is very close to the next block. You can look into the unit opposite, and its occupants can look in. The campaign also had to draw strong interest from buyers quickly while protecting the seller's expectations.
Case study
euHabitat: sold after one viewing session, but the sale did not start on viewing day
This 3-bedroom at euHabitat was sold after its first viewing session. That makes the sale sound quick. The visible part was short because the work was done before the listing went live.

Key takeaways
- The unit was sold after its first viewing session, attended by six qualified buyer groups.
- An offer came the next day, and the result was above the seller's expectation.
- The preparation started weeks before the listing went live.
- The close facing to the next block was dealt with through positioning and buyer qualification, not left to the viewing.
The property
A 3-bedroom condominium of 1,141 sq ft with two bathrooms, at euHabitat in District 14. I acted for the seller.
What the client wanted
An efficient sale. The seller did not want a campaign that dragged on.
The challenge
James's view
My assessment
My view was that this sale would be decided before the first viewing, not during it. The facing could not be changed, so what mattered was how the unit was prepared, how it was positioned, and which buyers came to see it.
The strategy
Four decisions, in order:
- Prepare the home carefully before launch.
- Position it clearly.
- Qualify buyers into the first viewing session.
- Manage the follow-up tightly.
How it was carried out
The preparation began weeks before the listing went live. Buyers were qualified before the first session. After the session I followed up closely with the groups that attended.
The result
- Sold after the first viewing session.
- Six qualified buyer groups attended that session.
- An offer followed the next day.
- The result was above the seller's expectation.
James's view
Why I think it worked
The result was created before viewing day. Preparation, positioning and coordinated buyer activity mattered more than simply listing the unit online.
What others can take from this
- A short campaign usually has a long preparation behind it.
- A fixed drawback, such as a close facing, cannot be changed. The positioning can.
- Qualify buyers before the first viewing, so that the first session counts.
- Follow up promptly after the viewing.
