My assessment
My view was that there were too many similar units for sale and competing on pricing wasn’t going to benefit the seller.
The strategy
I focused the presentation on the reasons to buy this particular unit. This unit is on a high floor with an unblocked view to the north, so it does not look into another block as compared to the other units for sale.
The result
The unit was sold above the seller's expectation, to a buyer who valued the privacy that comes with the view.

In a large project, the competing product is often another unit in the same development. Differentiation at the level of the unit becomes critical.

- In a large development, find out what else is listed in the same project before you launch.
- Give buyers reasons to choose your unit, not only the project.
- The project name is shared by every competing listing. A high floor, an open view and privacy are not.
