When I talk to buyers about this location, I start with their week, not the map: where they work, which schools matter, and how they shop and eat. One Chuan Grove does well for a Circle Line commuter and for families who want schools nearby; it does less for someone who wants a major mall right beside the home.
Against Chuan Park, the difference in location is small: both are off Lorong Chuan, and Chuan Park is a little nearer the station. The choice between them is more likely to turn on lease, price and timing than on the address.
The site on the Reserve List is worth a conversation. If it is sold, it adds homes to choose from and a few more years of building nearby. That cuts both ways, and I would rather a buyer know it before the preview.
