Singapore landed house prices by house type, 12 months to September 2026

From October 2025 to September 2026, terrace houses sold at a median of $4.53 million, semi-detached houses at $6.36 million and detached houses at $11.50 million. Those three figures hide a wide spread: tenure and location move the price of the same kind of house by millions of dollars.

What does a landed house in Singapore cost?

It depends on the house type first, then on tenure and location. In the 12 months to September 2026, 1,113 terrace houses sold at a median of $4.53 million, 597 semi-detached houses at $6.36 million and 218 detached houses at $11.50 million. Freehold and 999-year terraces sold at a median of $4.75 million, against $3.00 million for 99-year terraces with 60 or more years left. By postal district, the median terrace ran from $2.55 million in district 22 to $6.95 million in district 10.

What the data shows

URA's records show 1,928 sales of landed houses with land title from October 2025 to September 2026. A terrace house, a semi-detached house and a detached house are different products on very different amounts of land, so each is shown on its own here. No all-types average is used.

The house types overlap at the edges: a quarter of terraces sold above $5.30 million, and a quarter of semi-detached houses sold below $5.35 million. The median price per square foot of land was $2,323 for terraces, $1,876 for semi-detached houses and $2,006 for detached houses. It is highest for terraces, which sit on the least land.

By tenure

Of the 1,113 terraces sold, 921 were freehold or on 999-year leases and sold at a median of $4.75 million. Another 184 were on 99-year leases with 60 or more years left and sold at a median of $3.00 million. For semi-detached houses the medians were $6.68 million (536 sales) and $3.37 million (46 sales).

The two groups are not in the same places or on the same land, so this is not a like-for-like gap. The analysis of freehold and 99-year landed prices compares them within the same postal district.

Among districts with at least 15 terrace sales, medians run from $6.95M in district 10 to $2.55M in district 22. Districts 10, 11, 21 and 15 are highest. Districts 22, 17, 18 and 23, where most terraces sold were on 99-year leases, are lowest.

Detached houses are few. Only 6 districts had 15 or more detached sales in the 12 months, so most detached medians in the table rest on a small number of sales.

Terrace houses rose from $1,896 per square foot of land in Q4 2023 to $2,426 in Q3 2026. Semi-detached houses rose from $1,698 to $2,040. Detached houses went from $1,810 to $2,201, with larger swings between quarters.

Detached houses had between 29 and 62 sales a quarter, so that line moves more from quarter to quarter. Q3 2026 is incomplete.

The median price per square foot of land rose for all three house types between the last quarter of 2023 and the third quarter of 2026: from $1,896 to $2,426 for terraces, $1,698 to $2,040 for semi-detached houses and $1,810 to $2,201 for detached houses.

Comparing the latest 12 months with the 12 before, the median price was 8.7% higher for terraces ($4.17 million to $4.53 million), 6.9% higher for semi-detached houses ($5.95 million to $6.36 million) and 1.1% higher for detached houses ($11.38 million to $11.50 million). A median moves with the mix of houses sold as well as with prices. For detached houses the median land area fell from 6,289 to 6,007 sq ft, so the median price barely moved while the median price per square foot rose 10.3%.

URA's own price index for landed homes is the official measure of the trend. URA compiles it by a stratified hedonic regression method. It stood at 241.4 in the second quarter of 2025 and 258.4 in the second quarter of 2026, which is 7.0% higher. URA's flash estimate for the third quarter of 2026 is a further rise of 2.8%.

Good Class Bungalow-size plots

Detached houses on plots of 1,400 square metres or more are a different market and are kept out of the figures above. In the 36 months to September 2026 there were 36 such sales in districts 10, 11, 20, 21 and 23, at a median of $35.76 million.

Analysis · opinion

James's interpretation

I do not quote one price for "a landed house". A $4.53 million terrace describes no real house. Before I give a client any figure I ask three things: which location, what tenure, and how much land.

The district table is a starting point, not a valuation. Within one district a 99-year terrace and a freehold terrace can be more than a million dollars apart, and streets differ. For a specific house I look at recent sales of the same house type, the same tenure and similar land, on the same and neighbouring streets.

I read the rise in the medians with care. The medians, my price-per-square-foot figures and URA's index all point up over the past year, but the size of the rise differs by measure, and the detached figures rest on few sales.

What it may mean for buyers

Decide the house type and tenure before you compare prices. In these 12 months, freehold and 999-year terraces sold at a median of $4.75 million, semi-detached houses at $6.68 million and detached houses at $12.00 million.

Compare price per square foot of land only between houses on similar land. A smaller plot shows a higher figure without being a dearer house.

The records say nothing about the building. Age, condition, layout and what can be rebuilt on the plot have to be checked at the viewing and against URA's rules for the street.

What it may mean for sellers and owners

Price against recent sales of the same house type and tenure on similar land near you, not against a district or island-wide median.

If your house is one of few of its kind in the area, expect a wider range of views on price. In most districts fewer than 15 detached houses changed hands in the 12 months.

Limitations

URA's records cover only sales with a caveat lodged, and recent months are incomplete. September 2026 had 112 caveats at the time of extraction, against an average of about 166 a month over the previous 12 months.

The records do not give built-up area, age, condition, whether a house is a corner or intermediate unit, frontage or plot shape. Two houses on similar land can sell at very different prices for reasons the data cannot show.

URA does not mark Good Class Bungalows. Plots of 1,400 square metres or more are left out, but smaller plots inside Good Class Bungalow Areas remain in the detached figures for districts 10 and 11.

A postal district is a large area. Prices differ from street to street within it.

A change in a median is not the same as a change in prices. It also moves when the mix of locations, tenures and plot sizes sold changes.

Methodology

I took every caveat lodged for a landed house with land title (URA's category "Landed Properties (Non-Strata)") in all postal districts, for sales from October 2023 to September 2026, from URA's Private Residential Property Transactions search on 4 October 2026. There were 5,290: 3,063 terrace, 1,631 semi-detached and 596 detached. The number of records, the count in each postal district and the median price for each house type in each district match URA's own on-screen figures for the same search.

Three groups are left out of the figures: 5 caveats that cover more than one house; 36 detached houses on plots of 1,400 square metres or more in districts 10, 11, 20, 21 and 23, which are treated as Good Class Bungalow-size plots; and 5 other detached plots of that size. That leaves 5,244 sales, of which 1,928 were in the 12 months from October 2025 to September 2026.

Price per square foot is the price divided by the land area URA records. A group with fewer than 5 sales is marked as a low sample and no median is shown for it.

Postal district and market segment are taken from each URA record, and district names are URA's. The district chart shows districts with at least 15 terrace sales in the 12 months.

The quarterly chart uses all 36 months. The year-on-year comparison is between October 2025 to September 2026 and October 2024 to September 2025.

URA's on-screen "median unit price" for a landed search is lower than the price per square foot shown here, because it also counts strata landed houses, whose price is divided by floor area. Land-only records are used here.

Terrace, semi-detached and detached house
A terrace house shares walls with its neighbours in a row. A semi-detached house shares one wall with one neighbour. A detached house stands on its own plot. These are URA's property types for landed houses.
Median
The middle value when all sales are lined up by price. Half the sales are above it and half are below.
Middle half (25th to 75th percentile)
The range that the middle half of sales fall in. A quarter of sales were below the 25th percentile and a quarter were above the 75th.
Price per square foot of land
The price divided by the land area of the plot. URA does not record the built-up area of a landed house, so this is not a price per square foot of floor space.
Freehold, 999-year and 99-year
Freehold land is owned without a time limit. A 999-year lease is treated here like freehold. A 99-year lease returns to the State when it ends, so the years left matter to the price.
Caveat
A notice a buyer's lawyer lodges with the Singapore Land Authority after the option is exercised, to record the buyer's interest. URA's transaction records are built from these. A sale with no caveat lodged does not appear.
Strata landed
A landed-style house inside a development, held on strata title like a condominium unit. It is not counted in these figures.
Good Class Bungalow (GCB)
A detached house in one of the gazetted Good Class Bungalow Areas, on a plot of at least 1,400 square metres. URA's transaction records do not mark which houses are GCBs.
