The landed price ladder: what each budget bought in Singapore

In the 12 months to September 2026, the busiest price range for landed houses was $4 million to $5 million: 503 sales, 89% of them terraces on a median of 1,884 sq ft of land. Below $3 million, 86% of sales were leasehold. Above $10 million, detached houses took over.

What does each budget buy in landed housing in Singapore?

Below $6 million, a terrace house was the largest group in every price range; from $6 million to $10 million, a semi-detached house; above $10 million, a detached house. The typical land area rose from about 1,738 sq ft below $3 million to 3,201 sq ft at $6 million to $8 million and 4,795 sq ft at $10 million to $15 million. For a freehold or 999-year house, one sale in ten was below $3.73 million for a terrace, $5.00 million for a semi-detached house and $7.01 million for a detached house. The share of sales in the Core Central Region was 10% or less in every range below $8 million and 72% at $15 million and above.

Median land area rises with price: about 1,740 sq ft below $3 million, 1,880 sq ft at $4 million to $5 million, 2,620 sq ft at $5 million to $6 million, 3,200 sq ft at $6 million to $8 million, 3,680 sq ft at $8 million to $10 million, 4,800 sq ft at $10 million to $15 million and 8,380 sq ft at $15 million and above.

Calculated from URA's caveat records. The chart above gives the house types in each range. Core Central is the share of sales in URA's Core Central Region. Top districts are the three postal districts with the most sales in the range, largest first.

Below $4 million

Of the 140 sales below $3 million, 116 were terraces. 68% were on 99-year leases with 60 or more years left and 19% had under 60 years left, so only 14% were freehold or 999-year. From $3 million to $4 million the picture changes: 66% of the 210 sales were freehold or 999-year.

$4 million to $6 million

$4 million to $5 million was the busiest range, with 503 sales, 446 of them terraces, on a median of 1,884 sq ft. At $5 million to $6 million there were 224 terraces and 132 semi-detached houses, and the median land area rose to 2,624 sq ft.

$6 million to $10 million

Semi-detached houses lead from $6 million: 206 of the 355 sales at $6 million to $8 million and 107 of the 152 at $8 million to $10 million. At $6 million to $8 million the two choices looked like this: the 126 terraces sat on a median of 2,313 sq ft and 47% were in the Core Central Region or Rest of Central Region; the 206 semi-detached houses sat on a median of 3,588 sq ft and 74% were in the Outside Central Region.

$10 million and above

Detached houses were 80 of the 135 sales at $10 million to $15 million and 67 of the 69 at $15 million and above. The share in the Core Central Region was 47% and 72%. Sales are few at this level: 204 in 12 months across Singapore.

Freehold and 999-year houses only. "One in ten below" is the price that one sale in ten was below.

Below those lowest figures the sales were more often leasehold. Of the 231 terraces sold for less than $3.73 million, 139 were on 99-year leases. Of the 102 semi-detached houses sold for less than $5.00 million, 57 were.

Freehold and 999-year houses only, so that tenure does not blur the comparison. Segments are URA's Core Central Region, Rest of Central Region and Outside Central Region.

For terraces and semi-detached houses, the land is about the same size in each market segment, and the price is not. A freehold or 999-year terrace sold at a median of $6.45 million in the Core Central Region and $4.66 million in the Outside Central Region, on 1,891 and 1,992 sq ft. For semi-detached houses the medians were $9.78 million and $6.11 million. Detached houses in the Core Central Region were on larger plots, 7,085 against 5,580 sq ft, and sold at $17.60 million against $10.18 million.

Analysis · opinion

James's interpretation

I use the ladder to set expectations before any viewing. A budget does not buy "a landed house". It buys a house type, on a certain amount of land, with a certain tenure, in a certain part of the island, and moving one of those moves the others.

At $6 million to $8 million the choice is often a larger or more central terrace against a suburban semi-detached house. If location matters more to a client than a side garden, the terrace can be the better home.

For a last home I also look at who can buy the house from you later. 82% of landed sales were below $8 million and only 204 were at $10 million or more. The pool of buyers thins quickly as the price rises, so a house above $10 million may take longer to sell.

What it may mean for buyers

Start with the price range and read across the table: house type, typical land, tenure and where the sales were. If the result is not what you had in mind, the budget, the house type or the location has to change.

For terraces and semi-detached houses, a central address is paid for in price, not land. On a fixed budget, choosing a central district usually means choosing a smaller house type.

These are prices for the house only. Stamp duty, legal fees and any renovation or rebuilding are on top.

What it may mean for sellers and owners

Know which range your house falls in and what else sells in it. Your buyer is comparing your house with every other house type and location that the same money buys.

If your house is priced above $10 million, allow for a smaller pool of buyers and a longer time to sell.

Limitations

URA's records cover only sales with a caveat lodged, and recent months are incomplete. September 2026 had 112 caveats at the time of extraction, against an average of about 166 a month over the previous 12 months.

The records do not give built-up area, age, condition, whether a house is a corner or intermediate unit, frontage or plot shape. Two houses on similar land can sell at very different prices for reasons the data cannot show.

URA does not mark Good Class Bungalows. Plots of 1,400 square metres or more are left out, but smaller plots inside Good Class Bungalow Areas remain in the detached figures for districts 10 and 11.

A postal district is a large area. Prices differ from street to street within it.

The ladder shows what was sold, not what is for sale now. Asking prices and the choice on the market at any time will differ.

Price ranges are wide and each holds houses of very different land, tenure and condition.

Methodology

I took every caveat lodged for a landed house with land title (URA's category "Landed Properties (Non-Strata)") in all postal districts, for sales from October 2023 to September 2026, from URA's Private Residential Property Transactions search on 4 October 2026. There were 5,290: 3,063 terrace, 1,631 semi-detached and 596 detached. The number of records, the count in each postal district and the median price for each house type in each district match URA's own on-screen figures for the same search.

Three groups are left out of the figures: 5 caveats that cover more than one house; 36 detached houses on plots of 1,400 square metres or more in districts 10, 11, 20, 21 and 23, which are treated as Good Class Bungalow-size plots; and 5 other detached plots of that size. That leaves 5,244 sales, of which 1,928 were in the 12 months from October 2025 to September 2026.

Price per square foot is the price divided by the land area URA records. A group with fewer than 5 sales is marked as a low sample and no median is shown for it.

Each of the 1,928 sales in the 12 months was placed in a price range by its transacted price. A range includes its lower figure and stops just short of its upper figure: a sale at exactly $4,000,000 is in $4 million to $5 million.

"One sale in ten was below" is the 10th percentile of price for freehold and 999-year sales of that house type. Market segment is taken from each URA record.

Terrace, semi-detached and detached house
A terrace house shares walls with its neighbours in a row. A semi-detached house shares one wall with one neighbour. A detached house stands on its own plot. These are URA's property types for landed houses.
Median
The middle value when all sales are lined up by price. Half the sales are above it and half are below.
Middle half (25th to 75th percentile)
The range that the middle half of sales fall in. A quarter of sales were below the 25th percentile and a quarter were above the 75th.
Freehold, 999-year and 99-year
Freehold land is owned without a time limit. A 999-year lease is treated here like freehold. A 99-year lease returns to the State when it ends, so the years left matter to the price.
Core Central Region, Rest of Central Region, Outside Central Region
URA's three market segments. Each transaction record states which segment the property is in.
Caveat
A notice a buyer's lawyer lodges with the Singapore Land Authority after the option is exercised, to record the buyer's interest. URA's transaction records are built from these. A sale with no caveat lodged does not appear.
Good Class Bungalow (GCB)
A detached house in one of the gazetted Good Class Bungalow Areas, on a plot of at least 1,400 square metres. URA's transaction records do not mark which houses are GCBs.
