Our calculation from HDB's resale records (Q3 2026): median and middle half (25th to 75th percentile) of resale prices, rounded to the nearest $100; typical size is the median floor area. A flat type with fewer than 10 resales is not priced. These are not HDB's published medians, which are in the next table.

HDB publishes its own median for each town and flat type. Its figures, shown as HDB published them, sit beside ours for reference; the two can differ because HDB leaves out some resales and does not publish a median below 20 resales.

HDB's own figures, as published: * means fewer than 20 resales, so HDB shows no median; - means no resales. HDB does not publish a median where a town had fewer than 20 resales of a flat type in the quarter; it leaves out part-share sales, sales between related parties and some other cases, and rounds to the nearest $100. 4-room resales registered October 2025 to September 2026, grouped by the year the flat's 99-year lease began (not the year it was completed). Typical size is the median floor area; lease left is the median remaining lease as HDB recorded it at the time of each resale. Calculated.

By floor, 4-room flats on floors 1 to 6 had a median of $640,000 and those on floor 13 and above $800,000, over the same 12 months (432 and 102 resales). The floor groups also differ in lease and size, so this is a description of what sold, not the value of a higher floor.

Analysis · opinion

James's interpretation

Tampines was busier in Q3 2026: HDB registered 651 resales, more than the 530 in the quarter before and the 486 a year before. More resales mean more recent prices to work from, for sellers and buyers alike.

The busiest streets for resales in the quarter were Tampines Street 61 (99), Tampines Street 21 (46) and Tampines North Drive 1 (41).

4-room flats are the heart of the market here, with 294 resales in the quarter. HDB's published 4-room median for Tampines was $670,000 in Q3 2026. That is a guide to the middle of the market, not a price for any one flat.

The real choice in Tampines is lease against space. Over the past year, 4-room flats whose lease began 2020 or later sold at a median of $770,400 with a longer lease left, while those whose lease began 1980 to 1989 sold at $620,000 and were larger on the whole. Neither is the wrong answer. It depends on how long you plan to stay and what you plan to do next.

For families who need more room, larger flats feature here too: in Q3 2026 HDB registered 183 resales of 5-room flats and 50 of executive flats.

Tampines also recorded 32 resales at $1 million or more in the quarter.

If you are selling in Tampines, I would price from the resales closest to your flat: the same block or street, a similar lease and floor. If you are buying, tell me your budget, the size you need and when you need to move, and I'll show you the flats that fit.

Every buyer's situation is different. For any risk that applies to you, speak to me.

What it may mean for buyers

  • The middle half of 4-room resales in Tampines in Q3 2026 sold between $618,000 and $760,000. Use that as a starting range, then narrow it by lease, floor and street.
  • Compare the remaining lease as well as the price: two flats of the same type can differ by decades of lease.
  • Use the quarter-by-quarter counts to see how much recent transaction evidence is available in Tampines. I can then help you compare the homes currently for sale.

What it may mean for sellers and owners

  • Your best price evidence is the resales nearest your own flat in Tampines: same block or street, similar lease and floor.
  • HDB's published median is a guide to the middle of the market. Where your flat sits above or below it depends on its lease, size, floor and condition.
  • Tampines recorded 32 resales at $1 million or more in Q3 2026.

Limitations

HDB's records give a flat's town, street, block, floor range, floor area, model, lease start and price, not its condition, facing, renovation or exact position in the block.

A quarter's median is the median of the flats that happened to be sold. Between quarters the mix of leases, sizes and locations changes, so a change in a median is not a change in any one flat's value.

A flat's lease start year is not the year it was completed.

Methodology

Our figures are calculated from HDB's resale flat prices on data.gov.sg, read on 5 November 2026. Each resale is counted in the month HDB registered the resale application, which is later than the date the option was granted and earlier than completion.

Q3 2026 is July to September 2026, compared with Q2 2026 and Q3 2025. The lease and floor comparisons use the 12 months from October 2025 to September 2026, and are labelled as such. Every flat type is HDB's own.

Medians and the middle half (25th to 75th percentile, by linear interpolation) are worked out only for a group of at least 10 resales and rounded to the nearest $100. Typical size is the median floor area; lease left is the median remaining lease as HDB recorded it.

HDB's published medians are shown exactly as HDB published them, including where HDB shows none. They are never filled in or replaced by our own figures. HDB's figures leave out some resales (such as part-share sales and sales between related parties), so our counts and medians can differ from HDB's.

These rules were set before any figures were worked out, and are the same for every town in the series.

HDB town
HDB's own planning towns, the units HDB uses for its resale statistics. They are not the same as postal districts or URA planning areas.
Registered
HDB counts a resale when it registers the resale application, after the buyer exercises the option and both parties submit their applications.
Flat type
HDB's classification, such as 3-room or 4-room. It describes the flat type, not the number of bedrooms.
Middle half
The range that the middle half of resales fall in: a quarter sold below it and a quarter above.
Remaining lease
The years left on the flat's 99-year lease, as HDB recorded it at the time of the resale.
HDB's published median
HDB's median resale price for a town and flat type in a quarter. HDB does not publish one for fewer than 20 resales.
