HDB Sale Proceeds

Work out the cash you keep and the CPF that is refunded when you sell an HDB flat: the price, less the loan, less the CPF refund, less the costs of selling. The steps show when each amount moves.

Your figures

The main figures
Loan
Loan on the property

Ask your lender for the redemption figure on the completion date.

CPF to be refunded

The figure is in each owner's CPF property statement.

Seller's stamp duty

Needed only if it was bought within the last four years: the date you exercised the option to purchase or signed the sale and purchase agreement, whichever came first. It decides which set of rates applies.

The date your buyer exercises the option, or signs the sale and purchase agreement.

Costs

Fees are agreed between you and your agent. Enter 0 if there is none.

Applies when the agency is GST-registered.

Only if HDB has told you one is payable.

Deposit

Up to $1,000.

Option fee and exercise fee together may not exceed $5,000.

Dates

Adds estimated dates to the steps.

Your figures stay on this page. They are not saved or sent anywhere.

A little more is needed

Still needed:

  • Selling price
  • Amount needed to redeem the loan

What this calculator leaves out

  • Income tax, and any tax on gains, are outside this calculator.
  • The lender's redemption figure and each owner's CPF statement decide the exact amounts on completion day.
  • Stamp duty reliefs and unusual transfers (part shares, sales between family members, sales under a court order) are not covered.
  • It works from the figures you enter. It is not a bank's approval, a valuation or advice.

Want the figures looked over?

James can go through your figures with you and point out what a calculator cannot see: timing, eligibility and the order in which to do things. Nothing you typed here is sent with your enquiry; bring the figures or a printout.
