Stamp duty

Seller's Stamp Duty

Seller's stamp duty on a residential property, worked from the date it was bought and the date it is sold. The rule that applies is the one in force on the day the option to purchase was exercised or the sale and purchase agreement signed, whichever came first, back to 20 February 2010 when the duty began.

Your figures

The main figures

The date you exercised the option to purchase or signed the sale and purchase agreement, whichever came first. For a new flat from HDB, the date of the Agreement for Lease. This date decides which set of rates applies.

The date your buyer exercises the option, or signs the sale and purchase agreement.

A little more is needed

Still needed:

  • Selling price
  • Date the property was bought

What this calculator leaves out

  • Exemptions, for example on certain transfers between spouses or under a court order.
  • A home whose shares were bought on different dates: each share is counted from its own date.
  • HDB flats bought from 20 February to 29 August 2010, which the first rule did not cover.
  • A property whose zoning or use changed after it was bought.
  • It works from the figures you enter. It is not a bank's approval, a valuation or advice.

Want the figures looked over?

James can go through your figures with you and point out what a calculator cannot see: timing, eligibility and the order in which to do things. Nothing you typed here is sent with your enquiry; bring the figures or a printout.
