The property

A 3-room Model A flat of 68 sq m with two bedrooms and two bathrooms, on a high floor at Block 180C Boon Lay Drive, Boon Lay Meadow, in Jurong West. HDB's records show the lease began in 2014. I acted for the sellers.

What the client wanted

They had just collected the keys to their new flat and wanted to sell as soon as possible, to avoid paying the mortgage on both homes. They also needed a specific handover date after the sale, so that the family was never without a place to live.

The challenge

Two things together. The flat is very close to another block and looks straight into the neighbours opposite. And the handover timing was strict.

James's view

My assessment

The issue I saw was that the asking price alone would not solve this. The sellers needed a buyer and a timeline, not only a number. My view was that the right buyer was one whose own requirements fitted the flat.

I focused on three things: the pricing strategy, selling the layout, and a specific target audience, which was singles and newly married couples.

The flat was sold to a buyer whose requirements it fitted, above the sellers' expectation. The handover matched the timeline the sellers needed for their move.
