Jurong West HDB resale prices by flat type and age, Q2 2026

From April to June 2026, HDB's median resale prices in Jurong West were $404,000 for 3-room flats, $530,000 for 4-room, $633,500 for 5-room and $795,000 for executive flats. Prices stepped up with newer leases, but the bands overlapped, and none of the 371 three-room to executive flats sold reached $1 million.

What do HDB resale flats in Jurong West sell for, by flat type?

In the second quarter of 2026, 3-room flats sold at a median of $404,000, 4-room flats at $530,000, 5-room flats at $633,500 and executive flats at $795,000. Age mattered less here than in Ang Mo Kio. 4-room flats ranged from a median of about $488,900 for leases from the 1980s to about $639,400 for leases from 2010 onwards. 5-room flats sold at medians of $620,000 to $650,000 for every lease period before 2010, and at $758,000 for leases from 2010. About two-thirds of 4-room and 5-room sales were within 10% of the town median.

Within each flat type, the price bands overlap and step up gradually with newer leases. 3-room medians were $322,900, $405,000 and $492,500 across the three lease periods. 4-room medians were $488,900, $525,000, $535,000 and $639,400. 5-room medians were $650,000, $635,000, $620,000 and $758,000, so only the flats with leases from 2010 stood apart. No flat sold for $1 million or more.

What the data shows

From April to June 2026, 72 three-room, 152 four-room, 121 five-room and 26 executive flats were resold in Jurong West. The town has flats from every decade since the 1970s, so each flat type is grouped here by the decade in which the lease began.

3-room flats

The 72 sales fall into three groups. The 20 oldest flats, with leases from 1974 to 1978, are all around Boon Lay and sold for between $298,000 and $368,000, with a median of about $322,900. The 33 flats with leases from 1982 to 1989 sold for between $365,000 and $488,000, with a median of $405,000. The 19 flats with leases from 2012 to 2019 sold for between $450,000 and $595,000, with a median of $492,500.

The 1970s and 1980s groups barely overlap. The 1980s and 2010s groups overlap between $450,000 and $488,000. No 3-room flat with a lease from 1990 to 2009 was sold. HDB's published 3-room median of $404,000 sits in the middle of the 1980s group. Only 31 of the 72 sales were within 10% of it.

4-room flats

The 49 flats with leases from the 1980s sold for between $430,000 and $595,000, with a median of about $488,900. The 36 flats from the 1990s sold at a median of $525,000, and the 39 flats from 2000 to 2009 at $535,000. The 28 flats with leases from 2010 onwards sold for between $565,000 and $680,888, with a median of about $639,400.

The bands overlap. No 4-room flat with a lease from before 2010 sold for more than $615,000, and 21 of the 28 newer flats sold above that. HDB's published median was $530,000, and 104 of the 152 sales were within 10% of it.

5-room flats

Age made little difference to 5-room prices until 2010. The 17 flats with leases from before 1990 sold at a median of $650,000, the 27 from the 1990s at $635,000 and the 67 from 2000 to 2009 at $620,000. More than half of that last group, 36 flats, were on Jurong West Street 64 and Street 65.

The 10 flats with leases from 2014 to 2018 sold for between $650,000 and $958,888, with a median of $758,000. The highest price, $958,888, was for a flat on Yuan Ching Road. The next highest was $854,000.

HDB's published 5-room median was $633,500, and 83 of the 121 sales were within 10% of it.

The 26 executive sales were 16 apartments and 10 maisonettes. The apartments have leases from 1993 to 2002 and are 125 to 148 square metres. They sold for between $675,000 and $900,000, with a median of $789,500. The maisonettes are older and larger, with leases from 1985 to 1997 and 143 to 159 square metres. They sold for between $695,000 and $910,000, with a median of $796,000. HDB's published executive median was $795,000.

Older flats here are also larger than newer flats of the same type. The analysis of flat size and age in Jurong West compares them by floor area and price per square metre.

Analysis · opinion

James's interpretation

In Jurong West I treat the town median as a fair starting point for 4-room and 5-room flats. About two-thirds of the sales were within 10% of it, and the difference between the oldest and newest groups is a step, not a gap.

That is not true everywhere. In Ang Mo Kio, older and newer 4-room flats sold in two separate bands and almost nothing sold near the median. The Ang Mo Kio 4-room median analysis shows the contrast.

The exceptions here are 3-room flats and anything with a lease from 2010 onwards. For those I look at the lease period first, because the 1970s Boon Lay flats and the 2010s flats sell in bands well below and above the median.

The published 4-room and 5-room medians were 3.3% and 2.1% lower than a year earlier, while the 3-room and executive medians were higher. I have not compared the 2025 transactions, so I cannot say whether that is a change in prices or in the mix of flats sold.

What it may mean for buyers

For a 4-room or 5-room flat with a lease from before 2010, the town median is a reasonable guide to budget. For a flat with a lease from 2010 onwards, expect to pay roughly $110,000 to $125,000 more than the town median.

If you are buying a 3-room flat, decide first which of the three groups you are shopping in. A budget of $350,000 covers most of the 1970s flats around Boon Lay. No other 3-room flat sold for less than $365,000.

For any flat with a lease from the 1970s or 1980s, check the remaining lease against your age, your CPF usage and the loan tenure before you commit.

What it may mean for sellers and owners

Price against recent sales of flats of the same type and lease period on nearby streets. For most 4-room and 5-room flats that will land close to the town median. For a 1970s 3-room flat or a flat with a lease from 2010 onwards, the town median will be too high or too low.

If you own an executive flat, compare with other executive flats of the same kind. Apartments and maisonettes sold at similar prices in the quarter, but the maisonettes are larger and older.

Limitations

Some groups are small. There were 10 five-room sales with leases from 2010, 10 executive maisonette sales and 16 executive apartment sales, so a few unusual sales can move those figures.

Grouping by lease decade is coarse. It does not adjust for storey, floor area, block or distance to an MRT station.

The figures cover one quarter. I have not examined earlier quarters at transaction level, so this report does not show how each group's prices have moved over time.

HDB's records are by date of registration and can be revised. The figures here are as extracted on 2 October 2026.

Methodology

I took every 3-room, 4-room, 5-room and executive resale transaction in Jurong West registered from April to June 2026 from HDB's resale flat price records on data.gov.sg: 72, 152, 121 and 26 transactions. Each was placed in a group by the decade in which its lease began. Where a group would have had only a handful of sales, it was joined to the next one: 5-room flats from the 1970s and 1980s are shown together as leases from before 1990.

Executive flats are grouped by HDB's flat model field into apartments and maisonettes. One flat recorded as a premium apartment is counted with the apartments.

To check the records, I recalculated the median of all sales for each flat type and compared it with HDB's published figure. For 3-room flats the result was $404,000 against a published $404,000, and for 4-room flats $530,000 against $530,000. For 5-room flats it was $635,000 against $633,500, and for executive flats $789,500 against $795,000. These differences likely reflect a difference in the underlying record set or the extraction timing, so HDB's published medians are kept as the official headline figures.

A sale is counted as within 10% of the published median if its price is between $477,000 and $583,000 for 4-room flats, between $570,150 and $696,850 for 5-room flats, and between $363,600 and $444,400 for 3-room flats.

Lease commencement date
The year the flat's 99-year lease started. HDB records it for every resale transaction.
Median
The middle value when all sales are lined up by price. Half the sales are above it and half are below.
Executive apartment and executive maisonette
Large HDB flats recorded under the Executive flat type. A maisonette is on two storeys; an apartment is on one.
Minimum occupation period (MOP)
The time owners must live in an HDB flat before they can sell it on the open market.
