Jurong West had 76,579 flats under HDB's management as at 31 March 2025. Its blocks range from 1970s flats around Boon Lay to flats with leases from the late 2010s. Resale prices step up gradually with newer leases, and none of the 3-room to executive flats resold from April to June 2026 reached $1 million.
5-room flats with leases from before 1990 had a median size of 133 square metres, 21% larger than the 110 square metres of 5-room flats with leases from 2000 to 2009. Their median prices were $650,000 and $620,000.
371 three-room to executive flats were resold in Jurong West in Q2 2026: 72 three-room, 152 four-room, 121 five-room and 26 executive. None sold for $1 million or more; the highest price was $958,888.

All three medians rise from 2021 to 2025 and ease slightly after. The 3-room median goes from $298,000 in Q2 2021 to a high of $420,000 in Q3 2025, and was $404,000 in Q2 2026. The 4-room median goes from $418,000 to a high of $548,500 in Q3 2025, and was $530,000 in Q2 2026. The 5-room median goes from $501,900 to a high of $647,000 in Q2 2025, and was $633,500 in Q2 2026.
Executive flats are left out to keep the chart readable. HDB's published executive median was $590,000 in Q2 2021 and $795,000 in Q2 2026.

Within each flat type, the price bands overlap and step up gradually with newer leases. 3-room medians were $322,900, $405,000 and $492,500 across the three lease periods. 4-room medians were $488,900, $525,000, $535,000 and $639,400. 5-room medians were $650,000, $635,000, $620,000 and $758,000, so only the flats with leases from 2010 stood apart. No flat sold for $1 million or more.

From April to June 2026, 375 resale flats changed hands in Jurong West: 72 three-room, 152 four-room, 121 five-room and 26 executive flats, plus four of other types.
HDB's published medians for the quarter were $404,000 for 3-room flats, $530,000 for 4-room, $633,500 for 5-room and $795,000 for executive flats. About two-thirds of the 4-room and 5-room flats sold within 10% of those medians.
Prices step up with newer leases, but the bands overlap. 4-room flats with leases from the 1980s sold at a median of about $488,900, those from 1990 to 2009 at $525,000 to $535,000, and those from 2010 onwards at about $639,400. Among 5-room flats, only those with leases from 2010 stood apart, at a median of $758,000. The rest sold at medians of $620,000 to $650,000 whatever their age.
3-room flats fall into three groups: 1970s flats around Boon Lay at $298,000 to $368,000, 1980s flats at $365,000 to $488,000, and flats with leases from 2012 onwards at $450,000 to $595,000.
The highest price in the quarter was $958,888, for a 5-room flat on Yuan Ching Road. Executive apartments sold at a median of $789,500 and executive maisonettes at $796,000.
Recent Build-To-Order projects in Jurong West include Lakeside View (1,016 flats, May 2022), Jurong West Crystal (271 flats, February 2023) and Taman Jurong Skyline (1,844 flats, October 2024). That is 3,131 new flats. Owners must complete the minimum occupation period after collecting their keys before they can sell, so these flats are still some years away from the resale market.
The resale flats with leases from 2010 onwards come from earlier projects, mainly along Boon Lay Avenue, Boon Lay Drive, Corporation Drive, Yung Kuang Road, Kang Ching Road and Jurong West Central 3. They made up 57 of the 345 three-room, four-room and five-room flats sold in the quarter.
The Jurong Region Line is under construction. LTA expects the first stage, from Choa Chu Kang to Boon Lay and Tawas, to open in 2028, and the stage towards NTU and Jurong Pier in 2029. Stations on the first stage in or next to the town include Corporation, Jurong West, Bahar Junction, Boon Lay, Gek Poh and Tawas.
Schools and connectivity
Three East-West Line stations serve the town today: Lakeside, Boon Lay and Pioneer. Boon Lay bus interchange is next to Boon Lay station and Jurong Point. Many blocks in the west and north of the town are a bus ride from the nearest station until the Jurong Region Line opens.
MOE lists ten primary schools in the Jurong West planning area: Boon Lay Garden, Corporation, Frontier, Jurong West, Lakeside, Rulang, Shuqun, West Grove, Westwood and Xingnan. Priority for Primary 1 places depends on the distance from home to school, so check the distance for the exact block on MOE's SchoolFinder before relying on it.
Nanyang Technological University is next to the town.
Who may consider Jurong West
Buyers with a budget under $400,000
Why it may suit: 3-room flats from the 1970s around Boon Lay sold for $298,000 to $368,000 in Q2 2026, and some 1980s 3-room flats sold for under $400,000.
Trade-offs: The 1970s leases began between 1974 and 1978, so about 47 to 51 years remain. Check how the remaining lease affects your CPF usage and loan before you commit.
Families who want more space for the money
Why it may suit: 4-room flats with leases from the 1980s had a median size of 103 square metres and sold at a median of about $488,900. 5-room flats from before 1990 had a median size of 133 square metres and sold at a median of $650,000.
Trade-offs: Most of these flats have leases from the 1980s, with roughly 55 to 62 years left, against 73 years or more for flats with leases from 2000 onwards.
Buyers who want a newer flat
Why it may suit: Flats with leases from 2010 onwards sold at medians of $492,500 for 3-room, about $639,400 for 4-room and $758,000 for 5-room.
Trade-offs: That is about $104,000 more than a 4-room flat from 2000 to 2009 and $138,000 more than a 5-room flat of that age, for about the same floor area. Fewer of them come up: 57 sales in the quarter.
Households that need an executive flat
Why it may suit: 26 executive flats were resold in the quarter, at $675,000 to $910,000. None reached $1 million.
Trade-offs: Maisonettes have leases from 1985 to 1997 and apartments from 1993 to 2002. Each group had only 10 to 16 sales, so price against recent sales in the same blocks.
Households that rely on the MRT
Why it may suit: Three East-West Line stations today, with the Jurong Region Line expected from 2028.
Trade-offs: The town is large and walking distance to a station varies a lot from block to block. Walk the route before you make an offer.
Sell first: for ABSD, your flat counts as sold once the Option to Purchase for its sale has been exercised, so you can commit to the next home before the sale completes. You may need interim housing or an extension of stay.

Transaction counts, price ranges and group medians are calculated from HDB's resale flat price records on data.gov.sg, using the town, flat type, flat model, month of registration, floor area and lease commencement date fields. The town medians by flat type are HDB's own published quarterly figures.
Each flat type is grouped by the decade in which the lease began. Storey and location within the town are not adjusted for. Executive flats are grouped into apartments and maisonettes using HDB's flat model field.
