How this worked in one actual move: the owners of a flat at 635B Senja Road bought at Copen Grand under the developer's Deferred Payment Scheme with an EC bridging loan, and kept living in the flat while the EC was built. A valuation of S$530,000 was assessed in November 2022, when the EC was booked; the flat was optioned out on 29 January 2025 and sold for S$642,000. The two figures are more than two years apart, and the S$112,000 between them is not a profit, a return or a premium over a same-date valuation. The timing of the sale was agreed with the buyers before the option, and HDB approved a three-month extension of stay after Copen Grand's TOP. Read the case. It was case-specific coordination at an earlier time and does not describe facilities, approvals or timelines available today.

What each payment scheme asks of you, and when, is in NPS and DPS compared. For the next EC in Bukit Panjang, see Solano Grand at Senja Close.
