What is known so far
Wynwood Grand is CDL's executive condominium on Woodlands Drive 17, about 430 homes on a 99-year lease according to CDL's listing, near Woodlands South station on the Thomson-East Coast Line. CDL won the land in August 2025 with a bid of $360.9 million, or $782 psf per plot ratio, and said in its August 2026 results that it was aiming to launch in the first quarter of 2027. No price, floor plan or payment scheme has been released. For daily life around the site, see Wynwood Grand at Woodlands Drive 17, Woodlands' plans, open and proposed and, if you own a flat, selling your Woodlands flat first. Property Elites Clique, James's team, keeps a Wynwood Grand project page.
Two rough gauges from past EC launches
| EC (launched) | Land, psf ppr | Launch average, psf | Launch minus land | Land ÷ launch |
|---|---|---|---|---|
| Aurelle of Tampines (Mar 2025) | $721 | $1,766 | $1,045 | 40.8% |
| Otto Place (Jul 2025, normal payment scheme) | $701 | $1,700 | $999 | 41.2% |
| Coastal Cabana (Jan 2026) | $729 | $1,734 | $1,005 | 42.0% |
| Rivelle Tampines (Mar 2026) | $768 | $1,893 | $1,125 | 40.6% |
| Average of the four | $1,043.5 | 41.17% |

Land is priced per square foot of the floor area allowed on the site (psf ppr); a launch average is per square foot of the homes sold. The two are measured on different floor areas, so the last two columns compare prices; they are not the developer's costs or margin.
| Gauge | How it is worked out | Gauge, psf (to the nearest $10) |
|---|---|---|
| Method A: same dollar gap | $782 land + $1,043.5 (the four launches' average gap) | about $1,830 |
| Method B: same ratio | $782 land ÷ 41.17% (the four launches' average ratio) | about $1,900 |

Rough project-level gauges, not CDL's prices, a valuation or a forecast with a known error. Wynwood Grand's land: $782 psf ppr in HDB's list of EC sites sold. Actual prices could be above both gauges.
Method B, the same ratio, gives about $1,900 psf; Method A, the same dollar gap, gives about $1,830. These are patterns between two prices measured on different floor areas, in four projects with different locations, sizes, payment schemes and launch dates. They are not CDL's costs or margin, not a valuation, and not a forecast with a known error. Wynwood Grand's station location is not in them.
Could it come in higher?
Yes. Gauges of this kind have come in below actual launch prices before. When CDL won the land, Knight Frank's head of research suggested an average of about $1,900 to $2,000 psf: an analyst's view in 2025, not CDL's price. Sim Lian paid slightly more, $794 psf per plot ratio, for the second EC site on Woodlands Drive 17 in January 2026; its launch will be the nearest comparison once it comes. A budget should also be tested at $2,000 psf.

The Norwood Grand comparison
Norwood Grand, CDL's private condo on Champions Way, is the nearest new private benchmark: also by CDL, by the same station. CDL reported an average of $2,067 psf over its launch weekend in October 2024, when 84% of its 348 homes were sold.
| Wynwood Grand psf (illustrative) | Below Norwood Grand's $2,067 launch average |
|---|---|
| $1,800 | 12.9% |
| $1,900 | 8.1% |
| $2,000 | 3.2% |

Norwood Grand's figure is its whole-project average over its October 2024 launch weekend, a historical figure, not a matched-unit comparison or a current price.
That $2,067 is a whole-project average from 2024. It is not the price of any particular Norwood unit today, the bedrooms and floors are not matched, and what Norwood has left to sell, and at what price, may differ. Norwood is also private: no income ceiling, no MOP, and open to any buyer. An EC's discount to it should be read with those limits in mind, unit by unit, once Wynwood's prices are out.
What Bellewoods shows
Bellewoods, an EC in Woodlands, launched in 2014. In 2015, its continuing sales had a median of $774 psf, only 0.9% below Rosewood, an older private condo nearby, at $781. By 2025 Bellewoods' median was $1,345 (25 sales), up 73.8%, while Rosewood's was $1,077, up 37.9%, on only 8 sales.
Rosewood's lease was already 15 years old in 2015, so the comparison is between a new EC and an older condo, in a different part of Woodlands. It shows that near-parity with an older condo did not stop a large gain. It does not show that a small discount to an equally new private home such as Norwood Grand is the same thing. After its MOP in 2022, Bellewoods rose 20.5% to 2025 against Rosewood's 26.4%; from 2023 the order reversed, 15.3% against 14.2%. Neither proves much either way.
