Ang Mo Kio HDB resale prices by flat type and age, Q2 2026

From April to June 2026, 3-room flats in Ang Mo Kio sold at a median of $425,000, 4-room flats at $638,000 and 5-room flats at $1,030,000. Within each type the price depended on when the lease began: older 4-room flats sold at a median of $531,000 and newer ones at about $985,500. No executive flat was sold in the quarter.

What do HDB resale flats in Ang Mo Kio sell for, by flat type?

It depends on the flat type and on when the lease began. In the second quarter of 2026, 3-room flats sold at a median of $425,000, and almost all were older flats. 4-room flats split into an older group at a median of $531,000 and a newer group at about $985,500. 5-room flats split into an older group at about $769,400 and a newer group at $1,165,000. No executive flat was sold in the quarter. Over the 30 months to June 2026, executive apartments sold at a median of $1,090,000.

What the data shows

From April to June 2026, 110 three-room, 82 four-room and 43 five-room flats were resold in Ang Mo Kio. Sorting each type by the year the lease began gives two groups: flats with leases from before 2000, and flats with leases from 2000 onwards.

3-room flats

Of the 110 sales, 105 were older flats with leases that began between 1976 and 1994. They sold for between $355,000 and $520,000, with a median of about $420,900. The five newer flats, with leases from 2012 to 2019, sold for between $675,000 and $800,000. HDB's published 3-room median for the quarter was $425,000.

4-room flats

The 44 older flats sold for between $438,000 and $670,000, with a median of $531,000. Their leases began between 1976 and 1993. The 38 newer flats sold for between $755,888 and $1,150,000, with a median of about $985,500, and 15 of them sold for $1 million or more. Nothing sold between $670,000 and $755,888.

HDB's published median for the quarter was $638,000. Only five of the 82 sales were within 5% of it.

The published 4-room median has also swung from quarter to quarter as the mix of older and newer flats changed. The 4-room median analysis works through that with the 2024 figures.

5-room flats

The 20 older flats sold for between $600,000 and $1,030,000, with a median of about $769,400. The 23 newer flats sold for between $928,000 and $1,320,000, with a median of $1,165,000. Twelve of the newer flats were in the Street 23 blocks with leases from 2021.

Unlike the 4-room groups, the two 5-room groups overlap. Three older flats sold for $955,000 or more: two with leases from 1996, and one large flat of 135 square metres on a high floor. In all, 23 of the 43 five-room flats sold for $1 million or more.

HDB did not publish a 5-room median for Ang Mo Kio for the quarter. The median of the 43 sales in its records is $1,030,000.

Executive flats

No executive flat was resold in Ang Mo Kio from April to June 2026, so this section uses the 30 months from January 2024 to June 2026, when 32 were sold. HDB's records put three kinds of flat under this type.

HDB records all three under the Executive flat type. Adjoined flats are two older flats joined into one.

The 15 executive apartments and 4 executive maisonettes all have leases from 1996 and are between 144 and 156 square metres. The 13 adjoined flats are older, with leases from 1978 to 1981, and larger, at 162 to 178 square metres.

Analysis · opinion

James's interpretation

In Ang Mo Kio I look at the lease year before the flat type. Every newer 3-room flat sold in the quarter, at $675,000 to $800,000, went for more than every older 4-room flat, at $438,000 to $670,000. The newer 4-room median, about $985,500, is well above the older 5-room median of about $769,400.

That is why I treat a town median as a measure of mix more than a measure of price. When more of the newer flats change hands in a quarter, the median goes up even if no individual flat is worth more.

The same caution applies to 5-room flats now. Newer flats were more than half of the quarter's sales, so a town-wide 5-room median sits above $1 million, while the typical older 5-room flat sold for about $770,000.

Executive flats are a separate, thin market. With 32 sales in 30 months, each one has to be priced against the handful of recent sales in the same blocks.

What it may mean for buyers

Decide which age group you are shopping in before you compare flat types. A budget of $700,000 bought a newer 3-room flat or one of the dearest older 4-room flats in the quarter, and those are very different homes.

For an older flat, check the remaining lease against your age, your CPF usage and the loan tenure before you commit. For a newer flat, compare against sales in the same cluster of blocks, because the newer group covers leases from 2001 to 2021.

What it may mean for sellers and owners

Price against recent sales of flats of the same type and similar age on nearby streets. The owner of a 1980 4-room flat who anchors on $638,000 is asking about 20% more than the median for comparable flats. The owner of a 2018 flat who anchors on it would be asking far too little.

If you own an executive flat, look at every sale in your own and neighbouring blocks over the past two to three years. There are too few sales in any one quarter to rely on.

Limitations

Some groups are small. There were only 5 newer 3-room sales, 20 older 5-room sales and 4 executive maisonette sales, so a few unusual sales can move those figures.

Grouping by lease year is coarse. It does not adjust for storey, floor area, block or distance to an MRT station, and the newer groups span leases from 2001 to 2021.

The quarterly tables cover one quarter. The executive table covers 30 months, so its prices are not directly comparable with the quarterly figures.

HDB's records are by date of registration and can be revised. The figures here are as extracted on 2 October 2026.

Methodology

I took every 3-room, 4-room and 5-room resale transaction in Ang Mo Kio registered from April to June 2026 from HDB's resale flat price records on data.gov.sg: 110, 82 and 43 transactions. Each was placed in one of two groups by its lease commencement year: before 2000, or 2000 and later. Executive flats cover January 2024 to June 2026 and are grouped by HDB's flat model field.

To check the records, I recalculated the median of all sales and compared it with HDB's published figure. For 3-room flats in the second quarter of 2026 the result was $425,000 against a published $425,000. For 4-room flats it was $644,400 against $638,000; the published figure equals one of the two middle sales, which suggests the records have changed by one transaction since HDB calculated it. For 5-room flats in the fourth quarter of 2025 it was $935,888 against $935,900.

HDB did not publish a 5-room median for Ang Mo Kio for the first or second quarter of 2026. Its notes say a median is withheld when a town and flat type has fewer than 20 transactions, yet its transaction records show 43 five-room sales in the second quarter. I have not found the reason for the difference, so the 5-room figures here rest on the transaction records alone.

A 4-room sale is counted as within 5% of the published median if its price is between $606,100 and $669,900.

Lease commencement date
The year the flat's 99-year lease started. HDB records it for every resale transaction.
Median
The middle value when all sales are lined up by price. Half the sales are above it and half are below.
Executive apartment and executive maisonette
Large HDB flats recorded under the Executive flat type. A maisonette is on two storeys; an apartment is on one.
Adjoined flat
Two neighbouring flats joined into one home. HDB's resale records list these under the Executive flat type in Ang Mo Kio.
Minimum occupation period (MOP)
