Many buyers took GFA harmonisation to mean cheaper new launches. James's view is that it caused a temporary distortion in land prices, and that the opening for buyers came from timing.
Key takeaways
- GFA harmonisation did not make new launches permanently cheaper.
- In James's view, it created a temporary distortion in land prices.
- The window for buyers came from timing, not from the headlines.
Limitations
The effect of GFA harmonisation on land bids is James's interpretation. It is not an official finding.
Methodology
- GFA harmonisation
- From 1 June 2023, URA, SLA, BCA and SCDF measure floor area in the same way. All strata area counts as gross floor area, voids are left out of strata area, and floor areas are measured to the middle of the wall.
