A larger site, lower plot ratio and private-lift family layouts put the estate experience at the centre of Bloomsbury's appeal.

Quick answer
Bloomsbury Residences has 358 homes in three towers on Media Circle, on a 99-year lease from May 2024, with vacant possession expected on 7 February 2029. Its site is about 39% larger than Hudson's, at a plot ratio of about 2.9 against 3.7. On 22 Oct 2026 the developer's list showed a 1,421 sq ft four-bedroom suite at $3,597,000 (about $2,531 psf).
The options at a glance
Option 1
The four-bedroom suite
1,421 sq ft with a private lift, a flexi area and wet and dry kitchens.
Option 2
A penthouse
Compare floor, configuration, privacy and usable space: the label alone is not the product.
Option 3
Hudson's family homes
A different site and plan at a similar budget: compare the two side by side.
Key takeaways
- Site: 10,632.1 sq m against Hudson's 7,629.7 sq m, roughly 39% more land, at a plot ratio of about 2.9 against 3.7 (URA's awards).
- Dated example (22 Oct 2026): four-bedroom suite + flexi, 1,421 sq ft, $3,597,000, about $2,531 psf.
- Land: about $1,191 psf ppr (February 2024); the later Dover Drive site about $1,556, roughly 31% higher.
- Expected vacant possession 7 February 2029 (brochure and developer website); the TOP estimate shown to agents in PropNex's Project Suite is November 2028. They are different milestones.
This guide is for
- Families who want more space and privacy while staying close to one-north
- Upgraders who can use a private-lift family layout well
- Buyers who like the Wessex setting
It is not for
- Buyers whose priority is the smallest home at the lowest price
- Households that need two car park lots without written confirmation
What you need to decide
- The rooms you use in your current home, and what needs closed storage
- Whether anyone works from home, and where
- Car parking needs
- Your sale, tenancy-end or move date against early 2029
Step by step
- 1
The site itself is part of the proposition
What does a larger site give a family?
The original GLS award records a site of 10,632.1 sq m and permitted gross floor area of 30,834 sq m. That equates to a plot ratio of about 2.9. Hudson's corresponding site is 7,629.7 sq m at approximately 3.7.
Bloomsbury therefore has roughly 39% more land, with a lower ratio of permitted building floor area to site area. For a family assessing the estate environment, that difference is worth exploring through the site plan and a viewing.
A lower plot ratio does not decide the quality of every apartment. Tower placement, the landscape deck, circulation and neighbouring buildings all matter. It gives buyers a substantive reason to compare the two developments' physical settings.
- 2
Make the four-bedroom suite the centre of the viewing
Does the layout solve problems you have today?
One example on the developer's price list read on 22 Oct 2026 was a 1,421 sq ft D3 four-bedroom suite-plus-flexi home at $3,597,000, approximately $2,531 psf. The current price must be reconfirmed.
The D3 plan includes a private-lift arrival, four bedrooms, a flexi area, wet and dry kitchens, and service spaces. The viewing should show how those elements serve family life: arriving with groceries, cooking while others use the living area, accommodating work and giving each person appropriate private space.
For an upgrading household, compare the plan with the rooms you use in your current home. Where would the dining table go? What needs closed storage? Does the flexi area provide enough separation for the work you do? A larger home becomes valuable when its additional space solves identifiable problems.
- 3
The Wessex setting needs to be shown stack by stack
Which way does the home you want face?
The brochure places Bloomsbury in the Media Circle setting beside Wessex's heritage landscape. This gives the development a recognisable location story for buyers who want a different visual character from a dense urban street.
Ask to see the direction and level of the exact apartment being considered. Check the surrounding plan as well as today's view. A home with the outlook you prefer may justify a different decision from another home in the same project.
- 4
Evaluate penthouses by their plan
What does the premium buy?
The same day's list also showed a 1,345 sq ft four-bedroom penthouse at $3,605,000. Its quoted area is smaller than the D3 suite's 1,421 sq ft, despite the penthouse label. The other penthouse types vary again in area and price.
A buyer should compare what the premium purchases: floor position, configuration, privacy, usable space and outlook. If a regular family suite works better for your routine, the label on another home should not override that fit.
- 5
An earlier land-cost base adds context
How does the land compare with what came later?
Bloomsbury's land was awarded at approximately $1,191 psf ppr in February 2024. The later Dover Drive site was awarded at approximately $1,556 psf ppr, about 31% higher. This gives buyers a useful local cost comparison when considering today's homes against future choices.
For Bloomsbury, that comparison works best alongside the family-home and site story. A household is buying a particular residence, and should assess its total price against other homes it would genuinely consider.

Calculated: URA's award price divided by the maximum permitted gross floor area, converted at 10.7639 sq ft per sq m, rounded. Base GFA, no bonus area. Where a site has commercial floor area, the rate is blended across the whole site. A land rate is a cost to the developer, not a selling price, and it does not set what a home will sell for.

Include the ownership practicalities
Monthly costs, parking and the date you can move in
The developer's sales kit proposes monthly contributions of $520 to $570 for the D3 and PH1 types. It also shows substantially fewer residential car park lots than homes. Ask for the current fee estimate and parking policy early, especially if your household runs more than one car.
The brochure and developer website give expected vacant possession as 7 February 2029. The TOP estimate shown to agents in PropNex's Project Suite is earlier, November 2028; TOP and vacant possession are different milestones. Use the correct one and obtain the latest developer confirmation before planning a sale, a tenancy end or a move.
Then put Bloomsbury beside Hudson Place Residences, whose family suite is priced in Hudson's entry-price analysis. The project facts are kept on the Bloomsbury Residences page on propertyelitesclique.com.
Common mistakes
- Choosing a penthouse for the label when a regular suite fits the routine better
- Planning a move or sale around the TOP estimate instead of the vacant possession date
- Assuming every home comes with a car park lot
Analysis · opinion
James's practical view
Bloomsbury is particularly worth considering when a family values the larger site, likes the Wessex context and can use a private-lift family layout well. The purchase case should be strongest in the home itself, with the earlier land-cost base supporting the comparison.
I'd start with a shortlist of actual suites and penthouses, then compare them with Hudson's family options. That shows what the extra purchase price buys you, and whether it matters to your household.
Questions to ask your bank, lawyer or agent
- 1.The developer's sales team: what is today's written price for the exact unit and facing?
- 2.The developer's sales team: how are car park lots allocated, and is there a second-car policy?
- 3.James: D3 suite or penthouse: which suits the next stage of our family?

Westcove Condo: selling a large older-layout unit on space, not on price per square foot
Step 1: Challenge
Large units with an older layout can attract a narrower pool of buyers, and buyers may compare them with newer but smaller options.
Step 2: Strategy
I highlighted the usable space, the fact that the unit works for a full household, and the total price. I did not compete purely on price per square foot.
Step 3: Result
The unit marketed by another agent for 3 months and couldn’t sell it. Eventually we took over the listing and it was sold within 3 weeks of marketing and above seller’s price expectations.
