The two busiest ranges were $500,000 to under $600,000, with 636 sales, and $600,000 to under $700,000, with 510. In the first of those, 396 of the 636 sales were 4-room flats with leases from 1996 to 2000. From $600,000 the mix changes.
What sold for $600,000 to under $700,000
The 510 sales in this range were not one kind of flat. Two groups make up 362 of them.

Lease left is counted from 2026 for the middle flat in each group, on a 99-year lease. Per sq m is the median resale price per square metre of floor area. One 4-room flat with a lease from 2001 also sold in this range and is not shown.
The largest group is 5-room flats with leases from 1996 to 2000: 239 sales at a median of $655,000. They range from 110 to 136 square metres, with a median of 121. The middle flat in the group has a lease from 1998, which leaves about 71 years in 2026.
The second is 4-room flats with leases from 2013 to 2019: 123 sales at a median of $650,000. Every one is between 88 and 95 square metres, with a median of 93. The middle flat has a lease from 2018, which leaves about 91 years.
Two smaller groups follow. 60 were 4-room flats from 1996 to 2000, at a median of $613,500 and 105 square metres. 45 were 5-room flats with leases from 2001 to 2004, at a median of $635,000 and 111 square metres, with about 76 years left.
The same price, measured two ways
The median prices of the two largest groups differ by $5,000. The 5-room group is 28 square metres larger at the median. The 4-room group has about 20 more years on the lease.
Per square metre, the 4-room flats cost more: a median of $7,011, against $5,410 for the 5-room flats from 1996 to 2000. That is 30% more.
This range is where each of the two groups mostly sells. 239 of the 326 five-room flats from 1996 to 2000 resold in the 12 months went for $600,000 to under $700,000, as did 123 of the 179 four-room flats with leases from 2013 onwards.
Either side of the range
Under $600,000, 648 of the 924 sales were 4-room flats. From $700,000 to under $800,000, the sales were mainly 5-room flats from 1996 to 2000 (77) and 5-room flats with leases from 2013 onwards (40). Executive flats start at $725,000 and made up 127 of the 146 sales from $800,000 to under $1 million.
