710 Woodlands Drive 70 at S$588,000: How I Would Assess This 101 sq m 4-Room Flat
At S$588,000, I see this as a reasonably positioned asking price within the Woodlands Drive 70 cluster. A 99 sq m 4-room flat on floors 10–12 at Block 708 transacted at S$585,000 in July 2026, while another 99 sq m flat at Block 709, on floors 01–03, transacted at S$575,000 that month. This home offers 101 sq m at an asking price S$3,000 above the Block 708 sale and S$13,000 above the Block 709 sale. That puts the asking quantum close to actual transactions nearby. I would still compare the individual homes’ floor, condition and layout before agreeing a price.

Evidence
What the data shows
The home discussed is a 4-room Model A flat of 101 sq m (1,087 sq ft) at 710 Woodlands Drive 70, in the Admiralty area on the North-South Line: three bedrooms, two bathrooms and a separate service yard, on a low floor, with a lease that started in 1997. Its asking price on 17 October 2026 was S$588,000, about S$541 psf. An asking price is not a transaction or a valuation.
HDB's resale records for Woodlands, July 2025 to June 2026: 1,762 resales, 636 of them at S$500,000 to under S$600,000. Of those 636, 396 were 4-room flats with leases that started from 1996 to 2000. Analysis · opinion
James's interpretation
When a buyer sees a 4-room flat at 710 Woodlands Drive 70 asking S$588,000, the easiest reaction is to compare it with the Woodlands 4-room median and decide whether the asking price looks high or low. I would not stop there.
This flat is 101 sq m, or about 1,087 sq ft, with three bedrooms, two bathrooms and a separate service yard. Its lease started in 1997. It is also on a low floor. Those facts matter because they place the flat in a very specific part of the Woodlands resale market: an older, larger-generation 4-room at a sub-S$600,000 quantum.
Start with the actual Woodlands market
In the 12 months from July 2025 to June 2026, 1,762 HDB flats changed hands in Woodlands. The busiest price bracket was S$500,000 to under S$600,000, with 636 transactions. Of those, 396 were 4-room flats with leases starting from 1996 to 2000. That is the most relevant broad market group for this home.
Across all Woodlands 4-room flats with leases starting from 1996 to 2000, the median resale price over that same 12-month period was about S$555,000. The range was wide, which is why I would not value one flat from the town median alone. Floor, street, renovation, exact size, orientation and buyer demand still matter.
A town-wide group mixes streets, blocks and floors. For one flat, I find the closer reference is the cluster around it. From July 2025 to September 2026, HDB recorded 25 resales of 4-room flats with leases from 1996 or 1997 in Blocks 708 to 717 on Woodlands Drive 70, all Model A flats of 99 to 102 sq m.
Two July 2026 records sit closest to this asking price: a 99 sq m flat on floors 10–12 at Block 708 at S$585,000, and a 99 sq m flat on floors 01–03 at Block 709 at S$575,000, both with leases from 1996. They are selected examples, not the typical price: Block 708 also recorded 4-room resales on floors 01–03 at S$530,000 in April 2026 (99 sq m) and July 2026 (102 sq m).
The block itself is the next check. HDB recorded a 101 sq m Model A on floors 04–06 at S$536,888 in September 2026, a 102 sq m Model A on floors 04–06 at S$542,888 in March 2026, and a 99 sq m Model A on floors 10–12 at S$580,000 in September 2025. All had leases beginning 1997. The S$588,000 asking price is S$51,112 above the September 2026 record. These are registration records, not valuations of this home. HDB does not disclose renovation, facing or the exact unit, so I would inspect condition and layout before deciding whether any premium is justified. Size alone does not explain the gap to a 101 sq m sale in the same block.
What the S$588,000 asking price is buying
The separate service yard. Photo: James Wong.
The strongest part of the proposition is not simply the price. It is the combination of quantum and floor area. At 101 sq m, this is materially larger than many newer 4-room formats in Woodlands.
For buyers with a budget around the high-S$500,000s, that can matter. A couple or family may prefer a larger living and dining area, proper bedrooms, more furniture flexibility and a separate service yard rather than paying more for a newer lease and a smaller floor plate.
What I would not ignore
The flat is on a low floor. Buyers who strongly prefer higher-floor openness or privacy should compare alternatives before committing.
The lease started in 1997. The remaining lease should be considered together with the buyer’s age, CPF usage, financing horizon and expected holding period.
The seller is asking for a three-month temporary extension of stay after completion. That has to fit the buyer’s own move-in timeline.
Condition and renovation requirements should be assessed physically. A larger flat can cost more to renovate if substantial works are needed.
The asking price is not a valuation. Recent same-block and nearby transactions should still be checked before an offer is made.
Who I think should shortlist it
I think this home makes the most sense for buyers who want a genuine three-bedroom 4-room flat, value internal floor area, are comfortable with the lease profile and prefer to stay below the S$600,000 mark rather than stretch toward newer Woodlands 4-room flats.
It may be less suitable for someone whose priority is a much newer lease, a high-floor outlook or an immediate move-in without extension.
James's view
Limitations
This is my analysis, and I am marketing the home at 710 Woodlands Drive 70. It is not a formal valuation, an offer or a guarantee of future price or resale demand.
Medians describe groups of resales, not one flat. Floor, street, renovation, exact size, orientation and condition still matter; check recent same-block and nearby transactions before an offer.
The asking price may change. An asking price is not a transaction.
