When buyers tell me they want an HDB near Admiralty MRT, I usually ask a second question: how much are you willing to trade for proximity?
That question matters because “near Admiralty MRT” covers flats of different ages, floor areas, storeys and price points. A shorter walk does not automatically make one flat the better purchase.
1. Start with your real daily route
Admiralty sits on the North-South Line, which is already the established rail backbone for this part of Woodlands. For a buyer who commutes regularly, the relevant question is not only map distance. It is the total door-to-train routine: lift access, sheltered route, crossings, bus alternatives and how often the household actually uses the MRT.
2. Compare floor area, not just flat type
Two 4-room flats can feel very different. In Woodlands, 4-room flats with leases starting from 1996 to 2000 had a median size of about 101 sq m in the 12 months to June 2026, while newer 4-room flats with leases from 2013 onwards had a median size around 93 sq m.
That difference is meaningful for households that need larger bedrooms, dining space or storage. It is less important for buyers who prioritise remaining lease and newer finishes.
3. Price the lease into the decision
A buyer should not treat every S$600,000 Woodlands 4-room as equivalent. A flat with a lease starting in the late 1990s and a flat with a lease starting in the 2010s are different products. The older flat may give more space for the money; the newer flat gives more lease runway.
4. Storey and condition can outweigh a few minutes
Some buyers will pay more for a higher-floor unit, better privacy or a home that needs less renovation. Others would rather accept a low-floor unit if the internal area and overall quantum are more useful to them. The right choice depends on what the household will notice every day.
Where 710 Woodlands Drive 70 fits
The 101 sq m 4-room Model A I am marketing at 710 Woodlands Drive 70 is an example of the older, larger Woodlands 4-room format. Its asking price is S$588,000. That asking quantum is close to selected completed transactions in the surrounding Woodlands Drive 70 cluster; the price assessment sets out the comparison and its limits. It should be compared with other Admiralty-area options on a whole-home basis: size, lease, storey, condition, location and the buyer’s expected holding period.
James's view
I would use Admiralty MRT as a filter, not as the entire buying thesis. Once the shortlist is within an acceptable daily commute, I would compare the flats themselves. A home that is marginally farther away but materially better for the household can still be the better decision.
